House insurance withdrawal spot.?
I was just notify that my house insurance will be cancelled in June with the insurance company I hold had
on my house since day one. Someone come and said they
were updating files and wanted to run some picutes. One week later I get the see notice. I called to see if we
can fix the problems. I be told no and they said no one othere insurance company will pick us up after this. I will loose my home if I don't have insurance and don't know where on earth to turn or what to do. Any ideas?
Answers:
Do you live in FL?? If so I bet they are getting rid of some of the FL houses because Governor Charley is pushing Ins Co. to bequeath money back and not to jack up prices.
Do you have mold or something chance going on? and i bet other ins co. will pick you up but they may charge a lot
at hand is no such thing. Contact another company, this company is feeding you a string of sh**! Unless you have dogs that have to be insured approaching pitt bulls they can not say such a thing. they also ca not reverse you for those reasons.
You won't lose your home if you don't hold insurance. Your loan company could force place insurance on your home. And believe me they won't be checking for the three lowest rates. Also, their coverage will only be for collateral for the loan. One of my clients said her force placed insurance was truly affordable so she did not care. It was an investment property though. Your subsequent option is to try to get insurance through an alternative possessor before cancellation date. Call around for quotes. I am sure if you draw from someone maybe not locally based or over the Internet they probably won't look at the property, especially if you achieve it while you still have some coverage in force. All insurance cos. share their bygone claims experience with a customer in a system call CLU/LIS if I am not mistaken. So if you are being cancelled due to claims it will be known. Your finishing option to stay in home would be to contact your state's department of insurance and ask for the guaranteed coverage company for the state. Here its resembling Missouri Insurance Exchange or something not sure what it is for you. Or you could sell home as-is, no inspections, repairs take proceeds and rent elsewhere. But that would be resembling your worst case scenario.
Your not man "canceled" you are not being "renewed" when the policy comes up in June. Companies hold the right to decline continuing to insure a house. It sucks but they have that right. You will be able to find new insurance you are just own to work harder to get it. Go to an independent agent and be straight with them, let somebody know them the whole story and let them work to find a company that will insure you. Not much more you can do going on for the dogs, but move the wood pile. It's considered a fire hazard and insurance companies will non-renew over any kind of fire threat in a heartbeat.
Hang in in attendance and good luck.
What are the problems that the insurance company is quoting as the cause that they are dropping you?
Every State has a division the regulates insurance companies and looks into complaints. It may not own anything to do with you. You can complain to them, but it may not be worth the trouble because when insurance companies start cancelling policies it's usually a sign they enjoy been ordered to shut down by the government's insurance regulators.
Neither is it true no other insurance company will sell you insurance. The proof that this is untrue is this. The edge issued a mortgage on the house. Ever since the massive collapse of banks during the great depression and the savings and loan crisis ten years ago, the federal and state government cracked down on lending practices. Some of the regulations put in place be that the assets must be of a certain quality.
Just pick up the phone on Monday and you will be re-insured. The soul you spoke to was nasty and required to make you feel small fatefully their are a lot of people contained by the world like that.
I read the extra details, what the insurance company representative was against the law. You can file a complaint about the statement "they will label sure no one will insure you either." The dogs and the firewood hold nothing to do with it.
Remember what I said that States sometimes decree insurance companies to close down. Remember that some people are easily intimidated and don't enjoy backbones, don't be like them. procure another policy and write a letter of complaint to your State's Department that regulate and tell them roughly the "we'll make sure you won't be covered." statement. That is definetly illegal.
I have never heard of any risk person declined because of where their firewood be stored (as long as it was neatly stored), but if that's the route they longing to go, so be it. As for the dogs, I have see cases where isurers decline risks because of the type of breed owned, not because of the fact that the personality has a dog. Dogs cost more to insurers than they save. They are not the most important burglar deterent systems (Toy Poodles can bite your ankles but one swift kick will send them scurrying), and the ones that are successful burglar deterent systems are not the ones insurers want to be insuring.
You stated your policy will be cancelled in June '07. Are you sure you didn't mean they are not renewing? I've never see an insurer give that much notice for a contradiction, so I suspect that they are declining to renew your policy.
My advice is to speak next to a bunch of different brokers/agents, and when you do, show them the letter that your current insurer sent you so that they can see the reason that you are not mortal renewed is for underwriting reasons, and not for something resembling non-payment, which is a big red flag for most insurers. This will also ensure that your broker can place you with a company that accept these risks, and you can avoid this headache in the future. For anyone reading this, one open, thorough and honest with your broker/agent is the simply way to ensure that there are no gap, errors or omissions in your policy. Since your policy is still insured until June, your financer won't be bothering you as long as you can show that you will be insured next to another insurer once your current policy terminates.
Call around for other quotes. Your old insurance company have no right to tell no one else will cover your property. The just way that would happen is if they be making derogatory information available to another company.
Call your mortgage company to see if they recommend anyone. See if the insurance company is cancelling a portion of properties they cover. Your mortgage company would know they got the catch sight of as well.
I have my home owners policy, sports car insurance, jewelry, and computer equipment covered through one agent. They cancel my home and they lose the rest of my business.
Some insurance companies are cancelling after checking credit score or a customer filing bankruptcy.
You're insurance company must tell you why they are canceling you're policy. If you do loose you're insurance, you're Mortgage company will insure you're house but, it will cost more.
Call other insurance comapnies and find out for yourself. Your current insurance agency has to give you a object for dropping you find out what it is.
OK, you need to christen your agent.
You will need to, at the very lowest possible, get rid of the shepherd, and move the firewood, and have the wood burning element (fireplace or stove) inspected to be sure it's up to code in your area. If it's not, you'll hold to have the fixes done.
Shepherds are prohibited dogs with MANY insurance companies (I know, I don't agree next to it).
YOUR AGENT should be able to negotiate 30 days with the insurance company, to comply.
If your agent is a State Farm agent, or Allstate, or Farmers, or other direct writer, they are describing you no one else will write it because they only represent one company - you'll hold to go to an independent agent to shop out your insurance. Which, btw, I would do anyway, to keep my dog (not ALL companies prohibit german shephers, ESPECIALLY if there's never be a bite incident or other claim on your policy).
Even if you DO find another carrier, move the wood pile to the back of your property - far, far away from the dwelling. I know it's more convenient on the porch, or close to the house, BUT. If it's a fireplace you use, enjoy it inspected. If it's a wood stove, ditto. Go to a new agent ARMED to the TEETH and prepare to be thoroughly inspected.
Honestly, you'll be better off near an independent agent - I'm guessing you're with a direct writer now.
**ps. Insurance companies would to some extent pay a theft claim than a dog bite - it's cheaper. And you'd be better past its sell-by date if the dogs did NOT live outside - if they spent most of the time indoors - less chance of escape. Source(s): agent, 21+ years
