LANDLORDS beware... house insurance.are you covered?

im a small time landlord with solitary one detached house that i rent out.
when i decided to let my house i changed my insurance from home buildings & contence (a)lb195 pa to a landlords insurance buildings simply.(a)lb540pa.with R.S.A.
my last tenant coursed around lb2000 worth of damage to my house
i put in a claim to the R.S.A.
I WAS TURNED DOWN due to the reality my tenants did the damage i be told if i look in the small print im not covered against my tenants or anyone they invite into the house?
SO why do i enjoy and pay for a landlords insurance
i was told most landlords insurances are alike also if you put anyone in your house that's on benefits your not covered to.
not that i would.
so what are we paying for there are no benefits surrounded by having a landlords insr for us and we pay lb300 more a yr.
so if your next to R.S.A read the small print you may get a shock
i was shocked when i asked would i be covered if my tenant or anyone they invited contained by burnt my house down would i get payed
and i be told NO. YOU wouldn't get a penny
so what are the benefits and bonuses of a landlords insrance.... NONE WHAT SO EVER,

A landlords policy covers you for things like storm weaken, flooding etc and can sometimes cover you for accidental damage. It will not cover you for wicked damage caused by tenant because this type of deliberate damage is a regular event.
It is just another of the pitfalls of renting out property and another example of people really not reading the policy documents.
Whenever you lift out a policy, always read it. Yes, it's a boring as hell, but at least you will know what you are paying for. Always look at the language and conditions and the list of exclusions.
The reason that you payment more for a landlords policy is because you don't live in the property and are therefore not on paw to see that the property is cared for in matching way that a private home would be.
